Terms and Conditions

If you book through Askrigg Cottages then their terms and conditions apply as our Agent. If you book directly then these terms and conditions will be in place.

Brystone: Terms and Conditions of Letting

You agree to take good care of their holiday home, to leave it clean and tidy and as you find it. This is the main condition of acceptance of any booking.

Arrival and Departure: In order that cottage can be thoroughly cleaned between lets, holidays commence at 4.00pm on arrival day and terminate at 10.00 am on departure day.

Bookings:

a) Bookings are accepted on the understanding that you have read the description on the website.

b) Bookings will only be secured on receipt of a non-returnable deposit of 1/3 of the total hire.

c) The balance of the hire charge and any good housekeeping deposit is due six weeks before the commencement of the holiday. If we do not receive your balance by that date we will assume that you have cancelled your booking and will seek to relet the property. You will be held responsible for the balance of the hire charge due.

d) Once a booking is confirmed by ourselves in writing or by e-mail a contract is deemed to be formed between us.

f) If you book within 7 weeks of your holiday then the whole hire charge is required.

Occupancy: Brystone is offered on the understanding that no more than six adults shall use it. This does not include babies and young children. We reserve the right to refuse entry to the whole party if this condition is not observed. The property is occupied strictly for holiday use only. The customer has no right to remain in the property or to allow any person accompanying them to remain in the property.

Payment: Payment can be made by cheque or bank transfer. Cheques must be drawn on a UK Bank.

Linen: Bed and kitchen linen and towels are provided.

Fuel: Electricity and oil are included in the rental.

Liability: No liability is accepted in respect of loss or damage to you or any member of your party, baggage, car or contents resulting from riot, war, strikes, adverse weather conditions or sickness or for loss or damage caused by a third party. This does not exclude liability for the actions of employees, agents or subcontractors of ourselves.

Complaints: If you wish to complain about your holiday home please tell us immediately so that appropriate action can be taken during your stay.

Access: We or our representatives shall be allowed access to the cottage at any reasonable time for essential maintenance or our annual Visit Britain inspection. Wherever possible this will be by prior arrangement.

Good Housekeeping Deposit: We reserve the option to require a deposit of £50 per week or short break which is refunded after departure after a satisfactory inspection. Refunds are normally made within 14 days of departure.

Cancellation Insurance & Cancellation: Cancellation Insurance is not compulsory but we strongly recommend such insurance cover. We will seek to relet the property on your behalf at the best possible price but not necessarily at the advertised brochure price and if successful would normally return the balance of the hire charge to you less the non refundable deposit. If the property remains unlet the you are due to pay in full.

Cancellation by Ourselves: In the unlikely event that your holiday accommodation becomes unavailable due to reasons beyond our control we will use our best endeavour to find a suitable alternative property, or failing which all monies paid will be returned in full and we shall not be under any other liability.

Lost Property: We will attempt to find any property you leave behind, but we regret that we cannot accept responsibility for anything left behind at the end of your stay.

Stag and Hen Parties: We do not accept bookings from Stag or Hen Parties.

Statutory Rights: These conditions do not affect your statutory rights as a consumer.

Utilities: If a utility service fails we will contact the utility provider to determine when the service will be restored, but we cannot held liable for the utility service failure.

Appliances: In the event an appliance breaks down, it will be repaired as soon as possible. We will not pay compensation in such circumstances.

Pets: Pets are not accepted.

Smoking: Brystone is a non-smoking property.
